He accumulated finance experience and seed capital before real estate

Gabay was raised in Jerusalem by parents who were senior public servants rather than owners of a large private business. Ynet says he studied economics and accounting and began working at the Israel Securities Authority while still a student before moving into investment banking. ^[3]

Aroundtown records that Gabay later became chief executive of Bank Leumi's investment-banking operation and then chairman and managing partner of an investment company managing more than $30 billion. Those positions gave him financial experience before he became a property owner on his own account. ^[1]

Calcalist reports that Gabay acquired a 13% stake in Gmul Investments through a 2001 transaction and that the value of that stake supplied the initial capital for his later empire. In 2004 he left Gmul and began building real-estate operations in Germany rather than inheriting an existing property company. ^[2]

Public listings multiplied the value of the property platform

Aroundtown's investor materials identify Gabay as the founder of the group in 2004. His strategy expanded through residential and commercial property businesses, with Grand City Properties listing in Frankfurt in 2012 and Aroundtown following in 2015 as the portfolio grew across European cities. ^[1][2]

The reviewed record points to a fortune created from professional finance, an acquired investment stake and subsequent founder ownership in real estate. Gabay came from an accomplished family and had a strong institutional career, but the sources do not show a material inherited wealth platform comparable with the later value of Aroundtown. ^[3][2][1]
