Tower core leasing activity is Crown Castle's measure of site-rental revenue growth from tenant additions and renewals or extensions of tenant contracts after excluding selected accounting and non-recurring items.

Crown Castle reported $15M of core leasing activity in the second quarter of 2026, equal to 1.7% of the relevant prior-period site rental billings.

Core leasing isolates the commercial work being done

The measure excludes straight-line revenue, prepaid-rent amortization, other revenues, and specified DISH termination amounts. That leaves a cleaner view of new tenant additions plus renewals and extensions.

It therefore complements contractual rent escalators, which Crown Castle reports separately.

It is issuer-defined, not an industry standard

American Tower uses a colocations/amendments bridge rather than Crown Castle's exact label. SBA describes organic leasing through new leases and amendments but does not publish the same reconciliation.

Investors should not rename every peer's leasing activity "core leasing" and combine it mechanically. Use the issuer definition, then compare the economic role inside organic tenant billings growth and against tenant churn.

Where this concept fits
  • Existing-site leasing, escalators, and churnCurrent relationship
Colocations and amendments add recurring billings to existing towers, contractual escalators lift rates on leases already in place, and churn removes billings through cancellations, non-renewals, or repricing. Core leasing activity and organic tenant billings growth summarize different issuer-defined views of that same operating engine.
  • Recurring billings, new sites, and accounting presentation
Tenant billings capture recurring contractual lease economics, new-site tenant billings isolate the day-one contribution from constructed or acquired sites, and site-rental billings versus GAAP revenue separates the operating lease base from straight-line and other accounting effects.
  • Site-level cash economics and reinvestment
Tower cash flow margin shows the high site-level profitability of the leasing model after direct tower operating costs, while maintenance capex shows the recurring physical reinvestment needed to keep the installed infrastructure productive.
