Purchase mortgages are tied to home transactions rather than refinancing an existing mortgage. Tracking purchase share can show whether an originator is gaining or losing position in that part of the market even when total industry purchase volume changes.

Do not mix it with refinance share

Purchase and refinance markets can move very differently with mortgage rates, housing turnover, affordability, and borrower incentives. Market share also depends on the issuer's external market-size estimate, so the numerator and market denominator should remain aligned.
