Why subservicing is different

A subservicer performs borrower-facing and administrative servicing work without necessarily owning the underlying mortgage servicing right. That can create fee-based servicing scale without the same MSR valuation exposure.

Keep ownership separate from workload

Subserviced UPB contributes to total servicing workload but should not be added to the MSR asset as if the company owned those rights. Contract terms, fee rates, service scope, and counterparties determine the economics.
