The upfront-versus-recurring trade-off
Retaining servicing can create an MSR asset and future servicing cash flows, while releasing servicing transfers those rights to another party. The choice changes the mix between upfront execution economics, capital and hedging exposure, and recurring servicing economics.
Investor caution
A high retained share is not inherently better. MSR value depends on servicing fees, prepayments, delinquencies, servicing costs, recapture, interest rates, and valuation assumptions.
