mortgage total loans serviced counts the mortgages handled by a servicing platform across owned servicing rights and reported subservicing relationships.
Rocket Companies example
Rocket Companies reported 9.460 million loans serviced at year-end 2025.
A second view of servicing scale
Loan count complements serviced UPB. Two servicing books with similar principal balances can require different operating capacity if average loan sizes differ, and borrower count matters for communications, payments, escrow administration, loss mitigation, and recapture opportunities.
Investor caution
Loan count is not customer count because one borrower can have more than one loan, and it is not an MSR ownership count when subserviced loans are included.
